  • Work in accordance with Group Policies and Procedures, NHBC Consumer Code and GDPR as this will ensure we maintain our high standards with our Customer Journey, provide consistency in our service and internal workings and adhere to the latest legislation regarding the sale of property and handling of customer information.

  •   Use IT systems daily to manage leads, enquires, and purchaser contact information. 

  • Reserve homes following the agreed process and documentation, fully explaining all details of the development, costs and plot plans. 

  • Arrange appointments for mortgage valuations, dealing with queries raised by Surveyors.

  • Obtain sales completions at prices and sales rates as determined by Sales Management. 

  •  Ensure that at all times purchasers, prospective purchasers and their external agents (mortgage brokers,  solicitors etc) are treated politely, efficiently and professionally.

  • Ensure that only accurate information, authorised by your Manager is conveyed to purchasers, prospective purchasers and their external agents.

  • Ensure all records and reports are prepared and shared accurately and punctually, including weekly  Sales/Visitor reports, Monthly Competitor Analysis, and Weekly Customer Journey tracker.

  •  Pay particular attention to the additional processes/documentation relating to Sales Schemes such as Part  Exchange, Assisted Move, Help to Buy etc.

  • Maintain good quality, regular contact with customers and agents to achieve approval of reservations and subsequent exchange within the timescales laid out in the Procedures. 

  • Maintain monthly contact with each customer to update them on the construction of their home and how the overall development is progressing. This should happen alongside Progression contact.

  •  Advise customers of pre-selected items and arrange for Sales Consultant (Selections) to meet customer to  discuss, choices, purchasers’ extras, and variations, with the approval of the Sales Manager (North & Midlands  only)

  • Communicate after-sales enquiries to the Customer Service department in accordance with Company  Procedures. 

  • Arrange for all plots to be sparkle cleaned after handover and 24 hours prior to legal completion.

  •  Arrange for completion gifts and handover packs to be in the plots ready for legal completion and for all sets of keys to be available on the day of completion.

  •  Effectively carry out home demonstrations with customers (North) / Facilitate Customer Service (or outsourced  company) to carry out Home Tours (South)

  •  Professionally carry out customer key handovers at Legal Completion in line with procedures. 

  •  Inspect and accept completed units from the Construction Department in accordance with Company  Procedures (North) / Hold keys for stock units once accepted and handed over by Customer Service QI (South) 

  • To support the Sales Manager in arranging and hosting the Meet the Team sessions. 

  • Maintain and check stock properties. 

  • Presentation of all sales areas, marketing suites and show homes are in keeping with Group standards. This includes monitoring site presentation, site signboard and any off-site signage and reporting/actioning anything unsatisfactory. 

  • Complete all H & S checks and report anything necessary to the appropriate persons

  •  Attend meetings with Sales Management, Construction Department and external agents.

Requirements

  • GCSEs or equivalent

  • Ability to prioritise, be organised and have strong attention to detail  

  • A pro-active approach 

  • Excellent communication skills 

  • Knowledge of the conveyancing process and proven property sales experience 

  • An ability to demonstrate sales material and show homes highlighting the benefits of buying from  Countryside 

  •  Ability to qualify client requirements and overcome objections where necessary 

  •  A requirement to pass all areas of the New Sales Consultant Induction Programme to ensure a full understanding of Countryside specific processes, including passing any current legislative training as laid out in the Programme.
